Mumbai: MHADA To Redevelop three buildings in Byculla
The redevelopment of three cessed buildings, Tambawala Building, Devji Gharsi Building and Zohra Mansion in Nagpada, Byculla has been stalled for the past 10 years. The developers stopped work after completing the structural construction up to 20 floors and have not paid rent to the displaced residents for the last three years. As a result, the residents filed complaints with MHADA’s Mumbai Building Repair and Reconstruction Board.
Acting on these complaints, the Board issued a notice to the developer in 2023 under Section 91(A). The residents also approached the High Court, which directed MHADA on October 1, 2025, to acquire the land and properties of all three buildings under the same provision. Following this directive, MHADA submitted a proposal to the state government seeking approval for land acquisition.
The Housing Department approved the proposal through a government resolution issued on November 28, clearing the way for MHADA’s Repair and Reconstruction Board to take over the redevelopment of all three buildings. The Board will now carry out the land acquisition and restart the stalled redevelopment work, providing major relief to the affected residents.
The government resolution further instructs MHADA to blacklist developers who leave projects incomplete for extended periods and to notify the state government and the Brihanmumbai Municipal Corporation. It also directs MHADA to initiate legal action against the developer, which the Board will now pursue.
