Mumbai: Abhyudaya Nagar Redevelopment Tender Nears Finalisation

MHADA's Mumbai Board recently opened the technical tenders for the redevelopment of Abhyudaya Nagar and three companies have responded to the tender. It includes three companies - Mahindra Lifespace, MGN Agro and Oberoi Realty. The Mumbai board is currently scrutinizing the tenders received. After scrutiny, the financial tenders will be opened and then it will be clear who wins the redevelopment tender process and who will lead the redevelopment of Abhyudaya Nagar.
Abhyudaya Nagar MHADA colony is situated on approximately 33 acres of land at Kalachowki. This colony has 49 buildings and 3350 flats. There is a need for redevelopment of these buildings, and the redevelopment process has been underway for several years.
Residents of Abhyudaya Nagar have tried many times for redevelopment through the society and have floated tenders, but they have not been able to get the redevelopment underway. Therefore, in the end, the Mumbai Board decided to take over this project and appoint a Construction and Development Agency (C&D) on the lines of Motilal Nagar redevelopment. Accordingly, the board invited tenders for the appointment as per C. & D., this tender was extended approximately seven times. However, there was no response to the tender. Therefore, this tender was cancelled and a new tender was invited.
However, after receiving no response even then, the board directly appealed to the state government. The board informed the government that the tender process was not being completed as it was not feasible to implement the project by providing houses of at least 635 sq. ft. to the residents and the developers were not coming forward. After that, the government directed the board to invite tenders for houses of 620 sq ft instead of 635 sq ft. Accordingly, the board invited tenders again a few months ago.

The Mumbai Board opened the technical tenders on Tuesday and this time the tender received a good response. Three companies have submitted their tenders and these three companies are Mahindra Lifespace, MGN Agro and Oberoi Realty. Now the board will soon open the financial tenders. At that time, it will be clear which company wins this competition and gets the redevelopment of Abhyudaya Nagar on track.
